When deciding whether to become an Airbnb host, it is important for you to understand the laws in your municipality. As a platform and marketplace we do not provide legal advice, but we want to give you some useful information and links that may help you better understand the regulations in Sonoma County, California. This list is not exhaustive, but it should give you a good start in understanding your local laws. Short-term rental regulations

The Sonoma County Code regulates vacation rentals (30 days or less) in unincorporated areas outside the Coastal Zone. While the Code does not regulate vacation rentals in the Coastal Zone, Hosts in all zones must register to pay Transient Occupancy Taxes (TOT).

Registration

Step 1: Check your eligibility to host a vacation rental or hosted rental, first using the County’s zoning tool and then the fire perimeter map.

Step 2: Submit required materials through the online portal. This includes: a planning application form, indemnification agreement, vacation rental application, property report checklist, site plan, floor plan, and proof of septic capacity.

Step 3: Provide a certified property manager here.

Step 4: Register to pay the County TOT. Information and forms available here.

Step 5: Once you receive your permit number from the County, remember to add it to your listing.

Other rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.
